My home was priced just right for a quick sale the first week of showing.

Preparing a home for sale requires many decisions: which room to paint, what color, which repair is more important than the other and whether to sell by owner or to hire a real estate agent. I talked to a few agents and decided to hire David Aronheim. David was capable of listening to what I had to say, yet he also expressed his experienced professional views on how to go about the sale without being pushy.

Due to numerous additions to the house I was not certain of the house's actual square footage. However, we quickly agreed on an initial listing price based on a walk through of the house instead of the listed number of square footage (SF). In comparison, another real estate agent would not have considered my suggested listing price due to his pure property comparison analysis which was based on an incorrect SF.

After we hired David and he had the house professionally measured for the actual square footage, it turned out that the actual square footage matched the estimated listing price based on market estimates. Even the appraiser I had hired prior to hiring David did not measure the square footage, and his appraisal was based on the incorrect listed square footage.

Since we no longer resided at the house during the listing period it was extremely beneficial to be able to work with David digitally, ex: sharing online documents and communicating back and forth. David kept an eye on the property during our absence. He suggested a creative listing strategy by listing the house initially on Zillow before listing it on the MLS, an approach that immediately made sense to us.

David's strength is that he is a good listener without being a yes man. Furthermore, he has very good judgement capable of bouncing ideas off against. David made us feel that we were in the driver's seat throughout the process, but he would warn us if he felt we were steering toward a dead end or wall.

A real estate transaction is a team effort between the seller and buyer, plus two agents. In this day and age of reviews, Facebook "likes" and Yelp reviews etc. it's easy to forget that there are very unreasonable sellers and buyers out there who are never subject of any public scrutiny in terms of reviews etc. and who blame others, usually the agents, if a transaction does not go as planned.

David was kind enough to represent us at closing, and he even returned the cable boxes back to the cable providers local office, for which I was very grateful.

Throughout the process I was not pushed off to an assistant or other person in his office, instead David was my point of direct contact at all times, which made the collaboration so much easier e.g. I didn’t have to explain things over and over again. I also appreciate the fact that he recognized my preference for emails over long phone calls.

Dave listed my home for sale and had a contract within two days of the open house. He arranged for painting and new carpet prior to the showing. He never pressured me, but was always there when I had a question. I highly recommend him.

Dave has comprehensive knowledge of the local market. He did a great deal of pre-work with us, getting our house evaluated and properly priced. As a result we had a contract in under two weeks and close to our full asking price. He is very conscientious and easy to work with, as well as a very  nice guy.

Choosing an agent was difficult for us after coming off a very poor experience and agent that was incompetent. We spoke to a few agents and within a few minutes of speaking with Dave, understood he was different.

We have had the pleasure of working with Dave for a short period of time; his level  of customer service is analogues to Nordstrom.
